Established and profitable Lodge, General Store, and family home now for sale by the owners.
Deer Park Lodge is a family vacation resort with a 55 year history as the first choice for several generations of families. In 1992, Mike & Monica Brown assumed ownership and operation of Deer Park Lodge, which currently operates year-round.
THE PROPERTY covers approximately 6.15 wooded acres and includes an inviting beach and roughly 350 feet of waterfront on beautiful Muskallonge Lake. This is an extremely beautiful and unique area of the eastern Upper Peninsula. The State owns approximately two-thirds of the Lake property which includes Muskallonge Lake State Park. The Lake Superior shoreline is about 1/2 mile away. The Two Hearted River and numerous small lakes are nearby.
Thousands of acres of state forest land, including numerous campgrounds, and miles and miles of two-tracks are in easy reach. The abundant natural resources draw a variety of visitors, including agate and rock hunters, four season fishermen, four wheelers, dirt bike riders, cross-country skiers, hikers, berry pickers, hunters, snowmobilers, etc. People come here because they love being in the UP and this provides a steady stream of business throughout the year.
THE LODGE is comprised of six vacation rental cabins; three 2-bedroom units, two 1-bedroom units and our "big" cabin which can sleep as many as six. Four of the units are winterized and furnishings are well maintained. All of the windows have been upgraded, new roofs have been installed and all the cabins have recently been re-floored.
Each cabin is fully furnished, has a complete kitchen - appliances and tableware included, and a private bathroom with shower, as well as a complete set of linens. Recreation equipment includes a dock and a small fleet of aluminum boats with motors which are rented by cabin guests, State Park campers and visitors to the area.
THE GENERAL STORE is a key component of the business offering groceries, beverages, camping and fishing supplies, as well as gift items. In addition to our cabin guests, customers include campers, visitors to the area, and local property owners. The building was rebuilt in 1996 and all equipment and fixtures were new at that time. The coolers and freezers are in great shape and like the store have been well maintained.
The store comes with SDD & SDM liquor licenses (transferrable upon approval) and the business currently is a Licensee agent for the Department of Natural Resources, selling licenses associated with hunting and fishing as well as snowmobile and ORV permits. A Laundromat is adjacent to the store. Eight washer and dryers accommodate several customers at a time.
The MULTI-PURPOSE GARAGE & HEATED WORKSHOP provide storage and four season utility for both the lodge and family home. An attached lean-to provides additional storage. There is a separate storage building for ATVs and snowmobiles, as well as open lean-to for wood and cover near the home.
The FAMILY HOME is a warm, inviting, and upgraded 3-bedroom, 2-bath home which has an ever changing and very pleasant view overlooking the Lodge grounds and lake. The kitchen was remodeled in 2003. The master suite includes walk-in closets and a large jetted tub.
The large Lake Superior stone fireplace creates a natural gathering space in the great room.
A roomy deck, added last year, faces the lake and provides the perfect place for summer dining. Add to this, the sunsets! Our property looks right down the length of Muskallonge Lake - straight west. Whether sitting in the living room, on the deck, or by the beach, you’ll have a great view of the always beautiful and ever changing western skies.
THE OPPORTUNITY is a unique chance to own a very special piece of property and a well managed, profitable, and turn-key business, including an established Internet and social media presence. The sale will include all furnishings, equipment and then-present inventory - everything necessary to be fully operational from the onset. Personal property is excluded.
We have enjoyed the past 19 years immensely and feel blessed to be able to work and live in an exceptionally beautiful part of the state. We will continue to promote and operate the business, until a suitable buyer is identified. Will it be you? Interested parties are encouraged to write or call for additional information.
